Rare Opportunity To Book Individual Properties at Fair Oak Farm in April and May 2021.

Escaping to the countryside for some fresh air and rejuvenation is likely to be quite appealing after the year we've had.


Where better to get away from it all than in a private lodge or cottage, here at your favourite country retreat, with peaceful countryside surroundings, only 1 hour from London and 40 minutes from Brighton.


We've pro-actively freed up some dates so when we re-open again after England's third lockdown on Monday 12th April, we'll have individual properties on the estate available for a very limited time, for couples and families in the same household to book a staycation in a covid-secure, safe environment, surrounded by nature and breath-taking scenery.


We have several properties in close proximity but each has their own privacy and self-catering facilities. This means households can go on holiday here in the Sussex countryside, either on their own in their own property, or several households can book several properties, whilst being able to comply with government guidance for travel and overnight stays until we revert back to exclusive hire.


Although health and wellness retreats remain an important focus for us and can be hosted again from mid-May this year, we've released a selection of dates over which individual properties can be booked in April and May. Dogs are welcome, although only permitted in the converted barns and the ground floor of the farmhouse, subject to acceptance at the time of booking.


With exclusive use, our maximum capacity is usually 32 guests. When properties are booked individually and with limited occupancy in the farmhouse, the maximum number of guests we’ll have across the whole site at any one time, if all of the properties are fully occupied, will be up to 25 guests, unless a family in the farmhouse is from the same household.


Having undertaken all national risk assessment and having gone a lot further implementing our own stringent cleaning and change-over regimes, you can book with confidence knowing we are a covid-secure venue and we have made huge investment in commercial ozone machines to eradicate virus in spaces between guests. Combined with having lot of separate buildings and a lower occupancy across the whole site, it's never been safer to stay in Sussex countryside.

FARMHOUSE (Sleeps 6-10)

A quintessentially British grade II listed farmhouse dated back to 1599, full of charm and character with four double bedrooms on the first floor and two interconnecting bedrooms on the second floor. Living room with open fire, snug reception and open plan country kitchen and dining opening out on to a private courtyard with barbeque, fire pits and lawns. Sole use of a private sauna and cinema barn.

BARN & COW SHED (Sleeps 6)

A huge open plan barn with panelled walls, double height and open to the eaves, provides a lounge dining space, kitchen bar at one end and a huge projector screen at the other. Off the main barn is a twin bedroom and bathroom. The adjacent Cow Shed has two double bedrooms with en-suite. Both can be arranged as twins if preferred and each suite independently accessed from the same courtyard as the barn. The private courtyard has a large log burning fire pit and plenty of outdoor seating.

STABLE COTTAGE (Sleeps 2-3)

An attached, converted barn off a courtyard with one double bedroom, bathroom and separate living room with small sofa bed, country kitchen and small table for two. Dog permitted, subject to acceptance at the time of booking.

GRAIN STORE (Sleeps 2-4)

The oak weatherboard detached barn has one double bedroom, open plan living room with large sofa bed, kitchen and dining area, open to the eaves with exposed timber frame, bathroom with limestone floor, roll top bath and separate walk-in shower.

SHEPHERD HUT (Each sleeps 2)

Two luxury shepherd huts sit in our fruit tree orchard, surrounded by a high beech hedge for privacy. Each hut has a cosy double bed, seating space with both radiator and log burner, kitchenette, shower room with WC and a private outdoor seating area. No pets.


Weekend: FROM £310 total. Mid-Week: FROM £80 per night.

HAY BARN (Sleeps 2)

A studio space with double bed, kitchenette and shower room in the same ancient tree line as our eco-lodge tree houses, with double aspect, full height glazing and private deck overlooking an Alpaca paddock, fields and woodland. No pets.

ECO-LODGE TREE HOUSE (Each sleeps 2)

Two private lodges nestled in an ancient tree line, with uninterrupted valley views from your bed or balcony. Each eco-lodge tree house has a double bed, spacious studio space with seating and dining areas, fully equipped kitchen and wet room. No pets.


Weekend: FROM £395 total each. Mid-Week: FROM £95 per night each.
